If you bring the client, you keep 90%.

Under our current broker-associate plan, agents who bring their own clients — buyers, sellers, landlords, or renters — operate on a 90/10 split. There are no monthly, annual, or per-transaction brokerage fees under the current plan. You cover your own MLS and E&O, as you would anywhere.

When we bring you the opportunity, the split reflects that.

Not every client comes from your own sphere. When a lead originates through our marketing, website, SEO, or broker relationships, the split depends on how much of the front-end work we did and how much you're doing from there. That's disclosed to you before you're asked to work the lead — never after.

A note on 70/30 and 50/50: these aren't penalties. They reflect a transaction where a master broker is doing the work of a senior partner — pricing strategy, owner management, negotiation, or transaction rescue — not routine supervision. When a deal shifts into one of these tiers, it's documented in writing before the expanded work begins, so there's never a surprise at closing.

This isn't only about broker time on your file. A brokerage-sourced lead comes through a channel we built and maintain — the website, SEO and content work, and a qualification process that filters and prepares an inquiry before it reaches you. Agents who buy leads from third-party services pay for that same kind of channel directly: pay-at-closing referral networks commonly take 25% to 40% of the commission at closing, and lead-generation software with its own website and ad spend commonly runs $300 to $1,500 or more a month, often with setup fees on top. Here, that cost isn't billed separately — it's built into the split.

What "included" actually means

Professional listing media — ground photography, drone, video, staging coordination, and social/digital distribution — is available on eligible signed exclusive listings, subject to property scope and brokerage approval. You're also free to use your own photographer or client-provided media; there's no penalty either way.

What this is not

This isn't a blanket promise of 90% on every deal, a guarantee of leads, or unlimited concierge service bundled into every transaction. It's a transparent framework: the ordinary case is simple and generous, and the exceptions are disclosed before they apply, not discovered afterward.

When the broker becomes materially involved in client satisfaction, pricing, owner/client management, negotiation, substantive review, escalation, or transaction strategy, the broker and agent use a transparent written designation that reflects the level of participation.
